Arrival and departure

• Weekend: from Friday 4:30 PM until Monday 10:00 AM
• Midweek: from Monday 4:30 PM until Friday 10:00 AM
• Week: from Friday 4:30 PM until Friday 10:00 AM

Maximum number of guests

The maximum number of guests is clearly stated in the house description. It is not permitted to exceed this number, nor to stay in tents or caravans on the property.
Any violation will result in immediate and unilateral termination of the rental agreement, with forfeiture of any right to compensation.

Reservation

Please confirm your reservation preferably by email or phone.
After reservation, you will receive a rental agreement with the agreed terms.
This confirmation is binding for the tenant. In case of cancellation after reservation, you must pay cancellation fees (see cancellation section).

Payment

The deposit is €500. The rental amount includes cleaning, energy, and tourist tax. This €500 deposit is paid when securing your holiday period on the booking calendar.
The remaining rental amount must be received in our account no later than 6 weeks before occupying the holiday home.
After payment of the total rental amount, you will receive the complete holiday address and directions to the holiday home.

Security deposit

The security deposit is €300 and must be paid before arrival. This will be refunded 10 days after departure. After departure, the owners check the house for any damage. If you cause any damage, this must be reported immediately to the owners. The costs of the damage incurred will be claimed by the owner and deducted from the security deposit.

Cancellation

By the tenants

All cancellations must be communicated by phone and then confirmed in writing. The following percentage will be charged for cancellation:

• up to 8 weeks before arrival: 30% of the rental amount
• from 1 week before arrival: 100% of the rental amount

By the landlord

If we are forced by circumstances beyond our control to cancel a holiday rental, we will refund the already paid rental amount and booking fees. However, without compensation for any damages whatsoever.

House rules

• Bachelor/bachelorette parties, student parties, drinking parties, noisy parties... are not allowed.
• Bookings by/for persons under 25 years are not allowed.
• We ask for respect for neighbors and surroundings: noise disturbance and other forms of nuisance can be deducted from the security deposit.
• Household waste must be carefully sorted and only presented in the specific waste bags of the municipality (marked Malmedy).
• Garbage bags or waste bags of any other kind are not accepted and therefore will not be collected.
• The group house is a smoke-free house.

Pets

1 dog is allowed, to be discussed with the owners and determined at the time of booking.

Final cleaning

You leave your holiday home in the same condition as it was upon arrival, in any case tidy and broom clean. You empty the waste bins, refrigerators, and dishwasher.

Use of swim spa

The use of the sauna with respect for hygiene for all users.

Liability

For the tenants

During the stay, the tenant is liable for all damage, of whatever nature, caused by them to the holiday home.

For the landlords

We cannot be held liable in any way for damage caused by the tenants.

Complaints

In case of any complaints or problems, noticed damage upon arrival, you must contact the owners immediately. Complaints during and after your stay will not be handled.
Leaving the holiday home prematurely, without prior consultation and mutual agreement, releases us from any obligation to compensate.
The landlord is liable for a maximum of the total rental amount of the stay.
We cannot guarantee subjective criteria such as weather, surroundings, peace and quiet, and beautiful views.
